The construction project comprises the erection of a multi-family house complex with 8 partially detached houses with a total of 65 residential units and two underground parking garages .
By accommodating the parking spaces in the basement, it will be possible to design the open spaces as green outdoor living areas.
The building will be constructed using a hybrid timber construction method and will take 9 months to build. Due to the company's high growth rate, the construction project will create additional jobs and expand the company's product range.
The hybrid timber construction method is based on the optics company's commitment to sustainability. This has already been implemented since 2011 in the initial stages by dispensing with gas and oil for work and the operation of various sites.
The project is located in the JenA4 industrial estate between two existing buildings that are still in operation. The contract is worth EUR 2.619 million for the new building.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Finished parts
The extensive use of prefabricated parts (approx. 90%) (filigree slabs, prestressed concrete holding planks, stairs, cavity walls, Leno walls with façade, stairs) means that a shorter construction time can be achieved. The volume of waste is also reduced thanks to the prefabricated orders.

Logistics
Due to the very high degree of prefabrication of the components and the generous construction site set-up area, it is possible to utilize the transports almost completely and reduce the number of transports to and from the construction site to a minimum.

Measures to prevent pollution from the construction site
By using prefabricated reinforcement, buckets for concreting, 90% prefabricated parts and close coordination with the client, the loads from the construction site are avoided or reduced as much as possible.

Energy management in construction
The roof of the existing production hall was fully fitted with a photovoltaic system by the client. The energy generated from this is partly used for construction site operations.

Energy-saving lighting
The lighting in the office and crew containers is controlled by motion detectors. Energy-saving LED lights are used on the construction site. Their use for construction site lighting and in the containers conserves resources.
