Commissioning of the turnkey refurbishment and modernization of the 2nd construction phase
Following the commissioning of the design planning of service phases 1 to 4 in June 2021, the contract for the turnkey refurbishment and modernization of the 2nd construction phase of the main university building in Bielefeld with integrated planning (SEP process) was awarded by the Bau- und Liegenschaftsbetrieb des Landes Nordrhein-Westfalen (BLB NRW) on 7.8.2024 after a 3-year planning and tendering phase.
The subject of the contract is the continuation of the planning services already provided through the implementation planning of service phase 5, the separation of the 2nd construction phase from the rest of the university while operations continue. The object of the contract is the continuation of the planning services already provided through the implementation planning of service phase 5, the separation of the second construction phase from the rest of the university during ongoing operations, the remediation of pollutants and gutting of the building sections down to the shell, all structural measures for the renovation and modernization of the second construction phase, the technical upgrading of the road below the entire university and the redesign of the adjacent outdoor facilities.
The project is seeking DGNB "Sustainable Construction Site" certification from the German Sustainable Building Council.

Saving resources and reducing emissions through LEAN Construction
As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

The project is located in the immediate vicinity of the university's lecture rooms, so that the impact of the construction site is avoided or reduced as far as possible.

Construction site investigations and comparative considerations for the most energy-efficient project execution possible. For example, selection of a large concrete bucket to reduce the number of lifts.
