BORX is a new 7-storey office building with a two-storey underground car park and commercial and catering units on the ground floor.
The site is located in Borgfelde and is bordered by Eiffestraße to the north, Normannenweg to the east and the Deutsche Bahn and S-Bahn railroad line to the west.
The meandering building structure responds to the different situations and at the same time creates the conditions for spatial qualification. There is an open courtyard facing Normannenweg and two further courtyards facing the railroad, which are designed to be semi-public.
There are public areas on the ground floor, such as a fitness area, canteen, workshop, etc. The ground floor and parts of the first floor can be used by the public. The "Schaufenster" collection and exhibition area is located here. Conference rooms can also be found in this area. With the exception of the shop window on the 1st floor, office use extends across all floors.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Finished parts
The extensive use of prefabricated parts (cavity walls, stairs, etc.) means that a shorter construction time can be achieved. The volume of waste is also reduced thanks to the prefabricated orders.

Saving resources and reducing emissions through LEAN Construction
As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

Energy management in construction
All relevant energy sources (BE, cranes and containers) and energy consumption in the shell construction, expansion and commissioning phases are tracked on the project. Monitoring is carried out in a BI (Business Intelligence) system. Construction operations studies and comparative analyses for the most energy-efficient project execution possible. For example, selection of a large concrete bucket to reduce the number of lifts.
