The project at Haunstetter Strasse 232 in Augsburg is scheduled for completion in the 4th quarter of 2026 and comprises 157 student apartments, 37 privately financed apartments, a daycare center for 98 children and two commercial units. The project is conveniently located near the college, university and streetcar line 2. The building faces the street like a block, with a communal courtyard inside. The daycare center is located on the western edge of the property as a separate structure. An underground garage with 73 parking spaces, including e-charging infrastructure, connects all parts of the building and provides parking spaces for cars and bicycles. The architecture is characterized by a modular system with clear grid lines, bright plaster façades, large windows and recessed loggias and balconies.

Bucher Properties GmbH (Munich) is responsible for project development, be_planen Architektur (Munich) for planning and Ed. Züblin AG (Ulm) for construction.

The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Selected measures in the project

  • Finished parts

    Prefabricated components are used extensively on the BV H232. By constructing the exterior walls as fully prefabricated parts and predominantly semi-prefabricated parts as interior walls, the construction time is significantly accelerated and the neighborhood is protected from noisy formwork work. In addition, the front balconies are planned as prefabricated timber constructions, which should also reduce the amount of waste and the noise impact on the neighborhood.

  • Digital concrete call-off

    On the BV H232, the concrete call-off for large concrete pours, such as floor slabs or large ceiling areas, is planned digitally. This reduces waiting times for the concrete mixers and optimizes just-in-time delivery. This also minimizes fuel wastage and reduces unnecessary noise.

  • Saving resources and reducing emissions

    By using LEAN Construction during the construction phase, material is delivered on time in the required weekly quantity and is fully processed. This minimizes overproduction and waste disposal. The daily production progress is updated in the course of the daily load planner meetings, thus avoiding repeat orders and new orders due to unknown construction status.

  • Measures to avoid environmental pollution from the construction site

    The project is located in the city center, and the measures described above are intended to avoid or reduce the impact of the construction site as much as possible.

  • Regional companies and suppliers

    At BV H232, only regional companies and suppliers within a maximum radius of 1.5 hours are requested in the tendering process in order to reduce transportation and working distances.

  • Health and social affairs

    At the H232 construction site, in addition to the creation and application of comprehensive health and safety documents, the 5S rules are also prescribed, thereby reducing the risk of accidents. They also help to maintain the performance of personnel.

  • Quality of the construction work

    At the H232 construction site, care is taken at the tender stage to ensure that the building materials and components comply with the recognized rules of technology and the contractual agreements. During construction, the Dalux QM system is then used to check and document whether the products used meet the requirements of the tender.

  • Waste management

    In the H232 project, the contractual partners are contractually obliged to dispose of the waste they generate themselves. Due to logistical challenges on the project, it is not possible for the client to have a superordinate waste management system. However, through the contractual agreement, the client ensures that the contractors undertake to dispose of and or recycle the waste properly.
