The building comprises a total of five storeys, one of which is the basement. The basement houses the residents' cellar compartments and the central plant rooms.

The commercial space of around 1,400 m² with around 800 m² of retail space is rented by the full-range food retailer tegut. The three floors above offer a total of 45 residential units, consisting of modern one- to three-room apartments. The green ceiling of the tegut serves as a roof terrace for the apartments on the second floor. The two floors above will have balconies and loggias.

The project is aiming for "Sustainable Construction Site" and "New Building Certification", Gold level, from the German Sustainable Building Council. In addition, the project is pursuing the requirements of the "climate protection" climate target in accordance with the EU taxonomy.

Selected measures in the project

  • Conserving resources and avoiding pollution by reusing and recycling building materials

    The extensive use of prefabricated elements (filigree slabs, parapets, columns, beams and stairs) means that a shorter construction time can be achieved. The use of large-format sand-lime bricks requires smaller quantities of mortar in component manufacture than small-format masonry bricks. The volume of waste on the construction site is monitored on a monthly basis and attention is paid to ensuring that at least 80% of the materials are recycled. Increased waste fractioning on the Hainbergquartier construction site provides the basis for the high recycling rate of construction site waste. The use of construction site inventory and materials from surrounding construction projects results in the promotion of reuse and the reduction of routes and CO2 emissions to central storage locations.

  • Implementation of the EU taxonomy requirements

    The project pursues compliance with the technical requirements of the EU taxonomy, climate target "climate protection". The taxonomy defines sustainable economic activities. Among other things, it is based on compliance with technical selection criteria and classification according to environmental objectives. Along a main environmental objective, its criteria must be met and the violation of the technical criteria of the remaining environmental objectives must be avoided. This requires maximum precision in soil and environmental protection, resource conservation and emission avoidance throughout the construction process.

  • Quality assurance through material testing in the process

    The DGNB certification "New Construction" with the target certification level "Gold" specifies technical requirements for the building materials and products to be used. The EU Taxonomy Regulation requires additional material-ecological properties. Strict compliance with the required quality level throughout the construction process ensures that pollutant emissions are reduced to a minimum. This results in the highest quality of living for prospective building users and the avoidance of environmental pollution.

  • Soil and groundwater protection

    The project is subject to high soil and groundwater protection requirements due to its location in a drinking water protection area. As a result, protection against pollutants entering the soil or water is provided during the entire construction process, for example by parking and refueling the construction machinery in an area covered with plastic sheeting and using drip pans. This prevents fuel from entering the soil.

  • Energy management along the entire building life cycle

    The roof area of the building will be fitted with a photovoltaic system, which will cover the building's energy requirements during operation in addition to a combined heat and power solution. During the construction process, container systems with energy-efficient equipment, motion detectors and LED lighting are used. At the same time, the Group's philosophy of avoiding increased energy consumption in the container system is carefully implemented.
