Hofgarten Freudenstadt

Location Bahnhofsstraße 62 + 64 in Freudenstadt
The large district town of Freudenstadt, a recognised climatic health resort and Kneipp spa, is a popular vacation destination in the middle of the north-eastern Black Forest .

Two apartment buildings with a total of 34 apartments and a living space of 2,500 m² will be built on a plot of 1,609 m² by mid-2024. The shared underground car park, which has 17 parking spaces, is located on the 2nd basement level.

There will also be an open parking garage with 10 parking spaces. The terraced site, which borders Bahnhofstrasse to the north and Langgasse to the south, is located close to Freudenstadt main station. Due to its proximity to the B28 and B294 trunk roads, it is easily accessible by car and bus, and there is a train stop within walking distance.

Once completed, 34 buyers will move into their condominiums in the new turnkey building with three basement floors and four upper floors in the northern part of the building and three upper floors in the southern part.

The floors will be constructed as a reinforced concrete structure with in-situ concreting, resting on load-bearing interior and exterior walls. The roof will be constructed from a wooden roof truss. Technical and storage rooms are located in the basement. There are four penthouse apartments on the top floor.

The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Certified by the German Sustainable Building Council (DGNB)

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organisation, the conservation of resources as well as the minimisation of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognised by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • Measures to avoid noise pollution from the construction site

The use of semi-precast concrete elements (cavity walls and filigree slabs) makes it possible to reduce formwork work to a minimum. The ceilings are constructed almost exclusively with filigree ceiling elements and the walls in the basement with cavity walls. The use of system formwork from Kiefer Schalungsbau, MEVA system formwork and Robusta-Gaukel reduces construction noise caused by sawing and hammering. The system formwork for walls enables walls of all lengths to be constructed using finished formwork walls.
A building construction crane is used for the on-site transportation of both semi-finished parts and formwork. This significantly reduces sources of noise caused by moving formwork elements.

  • Saving resources and reducing emissions through LEAN Construction

Through the consistent use of process planning, the ongoing construction process is synchronized and adapted to the planning specifications. This enables stable and structured work. This is accompanied by an increase in quality through efficient processes. This prevents waste.
Another method is the 5S method for order and cleanliness on the construction site.

  • Measures to reduce dust pollution from the construction site

The interior work follows the installation of the windows and doors and is therefore carried out with the façade closed. Dust work is carried out with extraction, PPE and with the windows closed.
