INK Inspire Neukölln

With the "Inspire Neukölln" project, ZÜBLIN has realised a modern office and commercial complex in the Berlin district of Neukölln.

A sustainable workplace for up to 2,000 people has been created on the site of a former printing works. The building combines innovative architecture, ecological responsibility and flexible usage options - a showcase project for sustainable construction in urban areas.

With the "Inspire Neukölln" project, ZÜBLIN has realized a modern office and commercial complex in Berlin's Neukölln district. A new six-storey building with a gross floor area of around 30,000 m² was built on the site of a former printing works. The ensemble consists of two interlocking structures resting on a continuous plinth. The architecture was designed by RKW Architektur + and combines clear forms with functional flexibility.

The location is aimed at technology-oriented companies, start-ups and the manufacturing industry. The spaces have a modular structure and can be adapted to different usage concepts – an important aspect for companies that focus on adaptability and growth.

Working environments with quality of stay

The building offers space for up to 2,000 workstations and is designed for modern working methods. In addition to high-quality office space, the first floor includes communal areas such as a cafeteria, showers and a bicycle room. This infrastructure not only promotes the well-being of users, but also communication and collaboration in everyday life.

A generously designed inner courtyard with plant islands, seating and recreational areas creates a green oasis in the middle of the urban space. It serves as a retreat and meeting place in equal measure – an important contribution to the quality of life and social interaction in the workplace.

Sustainability as a central principle

The Inspire Neukölln was designed with sustainability in mind. The entire building complex operates without fossil fuels. A mineral-insulated building envelope ensures high energy efficiency. Air-to-water heat pumps installed on the roof provide heating and cooling. The system is supplemented by heating and cooling ceilings, which create a pleasant indoor climate.

An underground buffer tank stores rainwater and supplies a small park on the north side of the property – an integral part of the overall ecological concept. The new building is aiming for a platinum DGNB certificate and classification as a KfW Efficiency House 55 EE. The mobility infrastructure has also been designed with sustainability in mind: 150 bicycle parking spaces and e-charging stations promote environmentally friendly transportation and support the traffic turnaround in urban areas.

Inspire Neukölln is an office and commercial location that combines modern architecture, ecological responsibility and flexible usage options. The project shows how sustainable construction can be successfully implemented in an existing urban environment - and sets standards for future developments in Berlin.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organisation, the conservation of resources as well as the minimisation of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognised by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • Finished parts

    The extensive use of prefabricated parts (filigree slabs, cavity walls, parapets, columns and stairs) means that a shorter construction time can be achieved. The volume of waste is also reduced thanks to the prefabricated orders.

  • Reinforcement work

    The reinforcement bars installed on the construction site are prefabricated in the factory, i.e. adjusted to the exact installation location in terms of length and shape. On the construction site, the bars only need to be transported to their respective installation location by building construction cranes and rolled. Noise emissions caused by bending and/or cutting the reinforcement on the construction site are reduced to a minimum.

  • Low-dust construction site

    In the course of the construction work, the construction roads are regularly watered to prevent the formation of dust.

  • Energy management in construction

    Construction site investigations and comparative considerations for the most energy-efficient project execution possible. For example, selection of a large concrete bucket to reduce the number of lifts.
