A three-storey extension for the secondary school, a new two-storey building for the elementary school, a community building with canteen and a new sports hall are being built in your neighborhood .

The outdoor facilities will also be redesigned. The total of 4 new buildings will have a gross floor area of approx. 10,300 m². The client is the Free Hanseatic City of Bremen, represented by Immobilien Bremen, a municipal enterprise of the City of Bremen.

In addition to an elementary school for approx. 290 children, the Kaisen Campus will also include a community center with a canteen and kitchen, where up to 800 meals will be served daily. The new two-court sports hall to be built will replace an existing sports hall on the site, which may only be dismantled once the new sports hall has been handed over.

The new extension to the existing secondary school will meet the needs of the City of Bremen and the education authority and meet the latest requirements for modern schooling. The outdoor facilities will be comprehensively dismantled and rebuilt with various recreational and sports facilities. All underground pipes will be comprehensively renewed and extended.

The challenges of the construction tasks for the realization of the Kaisen Campus lie in the construction site logistics while at the same time maintaining school operations as well as the interests of the neighborhood and the higher-level traffic.

The project is aiming for DGNB certification "Sustainable Construction Site" from the German Sustainable Building Council.

Selected measures in the project

  • Saving resources and reducing emissions through LEAN Construction

    As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

  • Measures to prevent pollution from the construction site

    The project is located in the city center, so the impact of the construction site will be avoided or reduced as much as possible.

  • Energy management in construction

    Construction site investigations and comparative considerations for the most energy-efficient project execution possible. For example, selection of a large concrete bucket to reduce the number of lifts.

  • Execution planning with digital twin (BIM)

    Implementation planning is carried out using the BIM method and thus contributes to the optimization process of planning. This minimizes planning errors and identifies problems at an early stage. This leads to less downtime and therefore to resource savings.
