The "New MOLENO apprentice dormitory" project is a building with three full storeys and no basement.

The "New MOLENO apprentice dormitory" project involves the construction of a building with three full storeys and no basement, measuring approx. 39.60 x 15.40 x 10.12 m L/D/H. It contains 55 dormitory rooms (4 accessible, 2 single rooms, 49 double rooms) with a total of 103 beds. It contains 55 dormitory rooms (4 barrier-free, 2 single rooms, 49 double rooms) with a total of 103 beds. Each floor will have a common room with a kitchenette.

The foundation is a shallow foundation with a load-bearing floor slab and perimeter insulation underneath. The three-storey building section is being constructed using the MOLENO timber hybrid construction method. Windows and the ETICS façade are already installed in the factory. The inner wall surface remains visible as an untreated timber surface. The load-bearing longitudinal corridor wall inside is made of prefabricated reinforced concrete elements. For reinforcement and fire protection reasons, the internal staircase is also built in reinforced concrete. The ceilings are made of prestressed concrete hollow core planks. The interior fittings are made of drywall. A longitudinal corridor wall and the partition walls of the double room units will be constructed as a single stud partition wall system, while the remaining walls and shafts will be constructed using a drywall system. The building will have a flat roof with warm roof insulation, gravel filling and a gutter running around four sides.

The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Selected measures in the project

  • Finished parts

    The extensive use of prefabricated parts (filigree slabs, cavity walls, parapets, columns, beams and stairs) means that a shorter construction time can be achieved. The volume of waste is also reduced thanks to the prefabricated orders.

  • Saving resources and reducing emissions

    As part of the LEAN approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.
