Attractive office space with a high quality of stay is being created on the 5,856 m² site of the former Golden Tulip hotel complex on around 15,463 m² (above ground) in Berlin's Mitte district .
The new building is being constructed as a 14-storey, approx. 53m long, stepped high-rise with roof terraces, integrated loggias and courtyard gardens, providing space for peace and development. In addition to a predominantly green front area facing the street, a variety of open spaces will be created in the courtyard area.
The building is to be certified with the "DGNB Gold" seal. The building is characterized by low energy consumption during operation combined with very good comfort thanks to the use of ventilation ceiling systems with heating and cooling functions and an aluminium pilaster strip façade with a vertical structure that uses recycled aluminium. In addition, an underground car park as well as various technical rooms, bicycle parking spaces, etc. with a gross floor area of approx. 3,581 m² will be built below the building.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Selected measures in the project

Precast parts/formwork
The primary use of precast concrete elements (cavity walls, filigree slabs and columns) and masonry makes it possible to reduce formwork work to a minimum. The ceilings are constructed exclusively with filigree ceiling elements.
Two building construction cranes are used for the on-site transportation of both precast elements and formwork. This significantly reduces sources of noise caused by moving formwork elements. The volume of waste is also reduced thanks to the prefabricated orders. -
Reinforcement work
The reinforcement bars installed on the construction site are prefabricated in the factory, i.e. adapted to the exact installation location on the construction site in terms of length and shape and transported to their respective installation location by the building construction cranes. This eliminates noise emissions caused by shaping and adjusting the reinforcement.

Saving resources and reducing emissions through LEAN Construction
As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.
