Paul-Ehrlichstraße / Neulindenstraße site in Freiburg im Breisgau
Five mixed-use buildings are being built on around 0.4 ha of the former northern freight yard, one of the largest and most important central development areas in Freiburg .

Retail space is planned throughout the first floors on a total of 6 full storeys, while apartments are to be built on the upper floors from the 1st floor upwards. An underground car park will be built in the basement.

A total of 14,000 m² gross floor area is planned above ground, of which approx. 1,850 m² is allocated to the five commercial units and the entrance areas. On the upper floors, 80 residential units in 2- and 3-storey blocks are organized on a living space of approx. 7,600 m².

The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Selected measures in the project

  • Semi-finished parts

    The primary use of semi-precast concrete elements means that formwork work can be reduced to a minimum. The ceilings are constructed exclusively with filigree ceiling elements. Cavity walls are used almost exclusively in the basement. On the upper floors, the proportion is 35-40%. A building construction crane is used for the on-site transportation of both semi-finished parts and formwork. This significantly reduces sources of noise caused by the moving of formwork elements.

  • Measures to prevent pollution from the construction site

    The project is in a central, inner-city location, so efforts are being made to avoid or reduce the impact of the construction site as much as possible. The concepts for noise and dust avoidance and the protection of soil and groundwater on the construction site are key areas of action. There are also concepts for waste avoidance and an environmentally and resident-oriented logistics concept.

  • Saving resources and reducing emissions through LEAN Construction

    As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

  • Quality assurance of building products used

    The construction logistics coordination of all upcoming construction site transports to and from the construction site is carried out. This avoids waiting and idle times for transportation and reduces emissions.
