The construction project by Stuttgarter Wohnungs- und Städtebaugesellschaft mbH (SWSG) forms an important piece in the mosaic of the comprehensive revitalization measures in the Hallschlag district of Bad Cannstatt in Stuttgart, which has a population of around 7,000.
Eight buildings of up to seven storeys will be built on a shared underground car park, offering space for over 300 residential units, most of which will be publicly subsidized. This roughly triples the capacity of the existing development on the site between Düsseldorfer Strasse and Bottroper Strasse, ultimately making an important contribution to space-efficient redensification and the creation of affordable housing. Furthermore, the first floor of the building located on the corner of Bottroper Strasse and Am Römerkastell offers space for several commercial units.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Züblin AG is pursuing several goals with this project: A sustainable construction site organization, the conservation of resources as well as the minimization of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognized by the German Sustainable Building Council (DGNB).

Selected measures in the project

5S method
The so-called 5S method helps to specifically reduce waste (e.g. search/walking/waiting times) on the construction site and to positively influence occupational safety and resource efficiency. We achieve this, for example, by marking appropriate storage areas and walkways and by standardizing workstations.

Digital clock control panel
We are implementing digital weekly planning and dynamic control of our construction processes on a daily basis. The specially developed digital time control board (dTST) is used for this purpose, which visualizes the upcoming work for all those working on the construction site. This enables efficient use of resources and early detection of risks and disruptions in the construction process.

Digital concrete call-off
In order to be able to coordinate the concreting in the best possible way, the call-offs are made using a digital application. Particularly in the case of large-scale concreting, the delivery quantities can be coordinated with the concrete pump, thus reducing the waiting times of the concrete mixers. Production times are optimized and noise emissions are reduced.

Prefabrication
The extensive use of prefabricated parts (e.g. filigree ceilings, cavity walls, balconies, stairs and prefabricated wet rooms) and other prefabricated components (e.g. reinforcement) means that construction times can be shortened. The amount of waste and emissions (e.g. noise, dust) can also be outsourced to the precast plant.

Waste management
An effective waste management system will be set up for the project. Targeted waste sorting and separation will take place on the construction site. This ensures that the resulting construction waste is properly disposed of and/or recycled.

Construction site controlling
The listed measures are checked during inspections by our site management using specially designed digital checklists including photo documentation. The inspections are carried out and documented at predefined intervals by the sustainability or 5S officer of the construction site. Random checks (e.g. quarterly) are also carried out by our sustainability and 5S coordination of the internal services.
