Location at John-Skilton-Straße 22 in Würzburg
In the inner-city development area Quartier Q7, on Leighton-Straße in Würzburg, commercial space is currently being developed to attract science-related companies and institutions.
The Unit Würzburg of Ed. Züblin AG's Subdivision Central is implementing the SKYHILL project for the AS Immobilien Group – the new construction of a service building at John-Skilton-Strasse 22 in Würzburg.
Special features of the service building include flexible room layout options, connection to a high-performance fiber optic network and air-conditioned rooms. Energy is supplied in an environmentally friendly way from the district heating network.
Another focus is on transport connections. On the one hand, there are e-charging stations and excellent connections to the B8/B19 and the A3/A7 federal highways. On the other hand, public transport links, with a planned terminus for streetcar line 6 in the immediate vicinity of the building.
Of particular interest to future tenants are well-known research and IT companies in the immediate vicinity and the proximity to the Hubland University campus.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Certified by the German Sustainable Building Council (DGNB)
Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organisation, the conservation of resources as well as the minimisation of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognised by the German Sustainable Building Council (DGNB).

Selected measures in the project
-
Finished parts
The extensive use of prefabricated parts (filigree slabs, cavity walls, parapets, columns, beams and stairs) means that a shorter construction time can be achieved. These prefabricated orders also reduce the amount of waste.
-
Quality assurance of building products used
The materials and building products used and installed are tested for conformity in the course of material-ecological construction monitoring.
As a special quality assurance measure, an indoor air measurement (VOC and formaldehyde) is carried out after completion of the interior spaces. -
Regional construction partners
Regional companies are involved in the provision of services.
For example: Riegel Erdbau from Gerbrunn, Rüttger Bedachungen from Gerbrunn, UHL GmbH & Co. Stahl- und Metallbau KG from Würzburg, Beck Elektrotechnik from Würzburg.
