Replacement construction of the new building with commercial space (bank branch), offices and apartments as well as an underground parking garage
The "Volksbank Louisenstrasse 85" project in Bad Homburg comprises a new replacement building with commercial space (bank branch), offices and apartments as well as an underground car park, a green and accessible carport and a residential building at the rear of "Schönen Aussicht 4".
The newly planned front building will house the branch of Frankfurter Volksbank and the offices. In addition, 8 apartments will be built. The demolition and turnkey construction of a further residential building with two residential units at the rear of the property will complete the planned construction project. The branch on the first floor of the front building will have a mullion and transom façade, while all other rising floors will be oriented towards the existing structure of the neighboring buildings by means of an ETICS with a structured frame/groove design. The offices will have a full-surface cavity floor. User-specific media requirements can be implemented at a later date by means of double floor routes that can be inspected. The view of the shared inner courtyard unites the office building with the residential building and provides a small green retreat from the homogeneous urban style of Bad Homburg's city center. Nine parking spaces are currently planned in the underground car park of the front building and nine further parking spaces in the carport - accessible to the public and suitable for charging electric cars.
The shell of the building will be largely constructed using semi-prefabricated elements. Conventional in-situ concrete will also be used.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Selected measures in the project

Use of (semi-)finished parts
The project mainly uses (semi-)prefabricated elements (cavity walls, filigree ceilings and stairs). In addition to shortening the construction time, this also reduces the amount of waste generated by the prefabricated construction elements.

Digital concrete call-off
The concrete is called off and the concreting is coordinated digitally. This ensures that production times are optimized and noise emissions are reduced.

Energy management in construction
Preliminary investigations of the individual construction processes with regard to the most energy-saving development possible. In particular, the focus here is on optimizing process durations.

Measures to prevent pollution from the construction site
The project is located in the city center of Bad Homburg. As a result, low-emission and low-noise construction equipment and machinery will be used. This will avoid noise and air pollution and minimize the consumption of energy and resources during construction site operations.

Construction site logistics
The just-in-time (JiT) concept ensures targeted and timely coordination of material deliveries to the construction site. The construction products are only transported to the right place at the right time and in the right quantity when they are actually needed. This allows both the number of transports to be reduced and the storage of materials on the construction site to be minimized or completely avoided.

Waste management
An effective waste management system will be set up for the project. Targeted waste sorting and separation will take place on the construction site. This ensures that the resulting construction waste is properly disposed of and/or recycled.
