An apartment building with thirty-eight residential units and a two-storey underground garage is being built for Frankfurter Volksbank in the center of Kelkheim am Taunus.
The plot is located at the rear of the Volksbank, which was used as a parking lot. The development will create additional living space in the center of Kelkheim. The exterior façade of the building is finished with a light-colored render and the interior façade is clad with clinker brick slips.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Finished parts
The extensive use of prefabricated parts (stairs, cavity walls and filigree slabs) as well as flat blocks means that a shorter construction time can be achieved. These prefabricated orders also reduce the amount of waste.

Saving resources and reducing emissions through LEAN Constructio
As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided. A digital cycle control system is used for precise process planning.

Measures to prevent pollution from the construction site
The project is located in the city center, so the impact of the construction site will be avoided or reduced as much as possible.

Energy management in construction
Construction site investigations and comparative considerations for the most energy-efficient project execution possible. For example, selection of a large concrete bucket to reduce the number of lifts and use of energy-efficient LED lighting.
