Volksbank Mittlerer Neckar eG intends to construct a new administration building in Wendlingen .
The new building will house Volksbank's internal departments with around 180 permanent workstations, as well as a training and conference center (also for external use).
The consolidation of the internal departments, which are currently spread across several locations, is expected to generate a wide range of functional and economic synergies. The Volksbank's usable space is located in a 4-storey and a 5-storey building. In addition, the connected building will accommodate a police station and office space to be rented externally in a third 8-storey building (high-rise). The basic aim is to create a sustainable, innovative administrative building with an interactive and lively character. A high degree of flexibility in the interior spaces should be a basic requirement.
The building will be constructed as a reinforced concrete skeleton structure with flat ceilings, load-bearing columns and bracing wall panels. Where possible, the reinforced concrete construction for the basement levels (1st and 2nd floors) is to be constructed using recycled concrete.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Measures to prevent pollution from the construction site
By using prefabricated reinforcement, buckets for concreting, 90% prefabricated parts and close coordination with the client, the loads from the construction site are avoided or reduced as much as possible.

Saving resources and reducing emissions through LEAN Construction
As part of the LEAN approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

Energy-saving lighting
The lighting in the office and crew containers is controlled by motion detectors. Energy-saving LED lights are used on the construction site. Their use for construction site lighting and in the containers conserves resources.

Optimized concrete delivery
In order to be able to coordinate the concreting in the best possible way, the call-offs are made in close coordination with the concrete plant. Particularly in the case of large-scale concreting, the delivery quantities can be coordinated with the concrete pump, thus reducing the waiting times of the concrete mixers. Production times are optimized and noise emissions are reduced.

Logistics and waste disposal
In order to reduce the transportation of materials to the construction site, full loads of the delivery vehicles are aimed for. Construction residues and waste are separated on the construction site and for disposal.

Reducing emissions through construction logistics
The construction logistics coordination of all upcoming construction site transports to and from the construction site is carried out. This avoids waiting and idle times for transportation and reduces emissions.

Quality assurance of building products used
The materials and construction products used and installed are tested for conformity in the course of material-ecological construction monitoring.
