The high-rise project by ZÜBLIN combines state-of-the-art building technology with the highest standards of efficiency, comfort and design - and makes an impressive impression on the Berlin cityscape.
The East Side Berlin construction project in Berlin-Friedrichshain is one of the most striking high-rise buildings in the capital. The 140-metre office tower represents a new generation of buildings: sustainable, digital and open to urban society. As general contractor, Ed. Züblin AG played a key role in its realization - in close cooperation with the client Della S.à.r.l. and the architectural firm Bjarke Ingels Group (BIG).
Striking architecture with an urban presence
East Side Berlin comprises 36 floors with a gross floor area of around 80,000 m². Of this, around 65,000 m² is made up of flexibly usable office space. The terraced external cubature gives the building an unmistakable silhouette. The design follows the principle of "form follows function" and at the same time creates a high level of amenity value.
Open to all - spaces for urban society
In addition to traditional office space, the tower also offers publicly accessible areas. Coworking spaces, a café, a bicycle repair shop and other services are located on the lower floors. A special highlight is the restaurant with viewing terraces on the top floor - with spectacular views over Berlin. East Side Berlin is not only a place to work, but also a meeting place for the city.
Sustainability as a guiding principle
A central concern of the project is its consistent focus on sustainability. East Side Berlin was awarded the DGNB certificate in platinum and also received the Berlin Design Award in gold. The building envelope consists of energy-efficient glazing, supplemented by intelligent sun protection systems. The energy supply is based on 37% renewable energy and is supported by an intelligent energy management system.
Digital building technology for greater efficiency
The technical building equipment was planned and implemented completely digitally - including with BIM-supported planning. Multifunctional ceiling sails take on heating, cooling, ventilation and sound absorption tasks. Sensor-based control systems enable all components to be controlled as required - including via an app. This creates a healthy indoor climate with high energy efficiency.
