HVB Daycare Center

On behalf of HVZ GmbH & Co. Objekt KG, ZÜBLIN-Direktion Bayern realized the new construction of a two-storey day care center for the Munich headquarters of HypoVereinsbank in Arabellastraße.

ZÜBLIN completed the new daycare center in August 2023 after demolishing an existing building with a basement of a former bank branch and building the polygonal UFO-shaped structure.

The HVB Daycare Center concept was designed by Betz Architekten to match the building ensemble of the existing HVB Tower. Oliver Betz took into account the sheet metal façade of the Hypo high-rise building developed by his parents Walther and Bea Betz at the end of the 1970s. The shell of the new day care center thus provides visual support for the listed HVB high-rise building.

The building forms an inverted truncated cone with an outward inclination of 33°, which is created by lining up 60 polygonal fields. The sheet metal façade was attached to these.

Thanks to the upward extension, the building has a diameter of 44 m on the upper floor and a diameter of only 28 m on the first floor. Accordingly, the two floors each offer 18 and 7 rooms for different purposes. On the first floor of the round building, for example, there are offices and a meeting room where the children's parents can work.

The upper floor houses a daycare center with 36 childcare places for children aged three months to three years. Thanks to the placement of the building services on the ground floor of the building, the roof could be completely greened. In the middle of the funnel-shaped upper floor, an atrium with a sheltered open space for playing was also built.

The foundation with up to 45 m long bored piles was particularly technically challenging, as the subway shaft of the U4 line runs to the right below the foundation. The storage area posed a further challenge, as there is hardly any free space available in the middle of the densely built-up business area and the adjacent HVB underground car park entrance had to remain accessible at all times. For space reasons, the crane was placed in the middle of the construction project and the round building was built around it.

In terms of sustainability, the construction method with concrete core activation is particularly noteworthy, as it will save energy in the future building. The heating and cooling requirements of the new daycare center will be supplied with 100% renewable energy and will have neither a conventional heating system nor a district heating connection.
