Sustainable construction and innovative architecture in Munich's Werksviertel district
LOVT Vibe, an office building that sets new standards for sustainable construction, flexible working environments and urban mobility, is being built in Munich's Werksviertel district. As the second construction phase of the large-scale LOVT Munich transformation project, the building complex is being built using an innovative timber hybrid construction method - a resource-saving construction method that has been successfully implemented by ZÜBLIN Timber for decades and stands for forward-looking architecture. STRABAG is thus strengthening its position in a dynamically growing market segment for sustainable real estate.
The location of the building is particularly challenging: parts of the complex are being built below the media bridge on stilts and above a subway line. This special situation requires precise planning and places the highest demands on construction logistics. The LOVT Vibe was designed by the renowned architectural firm Snøhetta and impresses with its unusual shape and the striking recesses of the upper floors. The new building comprises two basement floors, a first floor and six upper floors with around 16,000 square meters of office and conference space. The offer is complemented by gastronomy, retail and spacious event areas. A central town hall with around 1,100 square meters creates space for exchange, creativity and encounters. Green terraces ensure a high quality of stay, while around 260 bicycle parking spaces promote urban mobility.
Particular attention is paid to the sustainability of the project. An underground ice storage system in combination with a heat pump ensures an optimal indoor climate. Photovoltaic systems, intelligent building technology and an efficient building envelope contribute to CO₂-reduced building operation. The building is aiming for LEED Platinum and WiredScore Platinum certification. The possible uses are diverse and flexible: the conversion of parking spaces into gallery spaces or additional office space is already taken into account during the planning stage. The result is a sustainable place to work and meet that combines ecological responsibility with innovative architecture.
