University Main Building (UHG) Bielefeld, 1st construction phase

Ed. Züblin AG - NRW Directorate - Dortmund Division was awarded the contract by Bau- und Liegenschaftsbetrieb NRW to modernize and extend the main university building in Bielefeld. This is the second time in NRW that this has been carried out using a partnership-based award and contract model of the Bau- und Liegenschaftsbetrieb NRW (SEP procedure).

The content of the SEP procedure (turnkey construction with integrated planning) was the partnership-based processing and handling of the project together with the public client right from the planning phase in order to minimize risks and secure the project budget.

Once the project had been commissioned on the basis of a tender plan, the phase of in-depth design planning and in-depth cost calculation began in order to finalize the construction target and construction costs. This phase ended on schedule in September 2020 with the construction approval. This was followed by construction work. Even during the detailed design planning phase, preliminary measures were planned that were essentially independent of the planning. These included demolition and fire protection measures as well as further investigations of the structure to ensure consistent planning.

The complex logistics concept was also continued in the first phase, so that trouble-free construction operations were guaranteed while university operations were maintained at the time the building was approved.

Today, around 24,000 students study at the "Campus University"; 2,700 academic and non-academic staff work here.

The first construction phase included the redesign of a new, more spacious main entrance, the planning of a new building, as well as the modernization and residual pollutant remediation of the existing building - the Zahn S, Cube A, Bridge K, as well as the longitudinal buildings A, B and S and the Audimax. The stair towers AB, BB, AKB, SKT, SJ, SS and SY were also renovated. The existing cubature of the UHG was modernized and the floor plan structure rearranged. To this end, the former Mena was demolished and a new building was erected in its place, giving the entrance area of the university a new entrance. Following the building construction measures (new building and modernization), the outdoor facilities were redesigned and modernized.
