B'Ella Berlin Südkreuz

With the B'Ella, a forward-looking urban quarter is taking shape at Berlin’s Südkreuz, combining housing, workplaces and social infrastructure.

On behalf of RONDUS DRITTE Immobilienbesitz GmbH & Co. KG, ZÜBLIN is acting as the main contractor to develop a multifunctional neighbourhood with flats, office space, commercial units and a nursery, covering a gross floor area of around 75,000 m². The project is committed to high sustainability standards and a fossil-free energy supply.

An urban neighbourhood for living, working and socialising

The B'Ella neighbourhood at Berlin’s Südkreuz brings together around 300 flats, including social housing, alongside office, retail and communal spaces, as well as a nursery. With a mix of residential, commercial and social infrastructure, the neighbourhood creates a new urban hub at one of Berlin’s most important transport hubs. The architectural concept was developed by Tchoban Voss Architects and Noefer Architects. Two striking commercial buildings, together with the adjacent residential blocks, form a clearly structured ensemble around a spacious inner courtyard. The development draws on the urban surroundings of Südkreuz and transforms them into a modern neighbourhood offering a high quality of life.

Fossil-free energy supply and high building standards

Particular emphasis is placed on the sustainability of the project. The neighbourhood will be operated entirely without fossil fuels. Energy will be supplied via geothermal and photovoltaic systems. In addition, measures are being implemented to support resource-efficient and sustainable use. The aim is to achieve DGNB Platinum certification for the entire neighbourhood. The residential buildings are also intended to meet the requirements for funding for climate-friendly new-builds.

Social infrastructure and sustainable mobility

In addition to environmental criteria, social aspects also play an important role. The planned nursery, a variety of communal areas and infrastructure designed to promote sustainable mobility create an attractive environment for residents, users and staff. Bicycle parking facilities and direct links to local public transport encourage environmentally friendly travel.

New STRABAG site in Berlin

The B'Ella will also serve as a new Berlin site for STRABAG SE and its subsidiaries. Once completed, around 700 employees will take up their posts in the complex. The new site combines modern working environments with high standards of energy efficiency, user comfort and sustainability.

Sustainable neighbourhood development from a single source

This project serves as a prime example of how urban neighbourhood development can respond to the demands of a growing metropolis. By combining housing, workplaces, social infrastructure and sustainable energy concepts, B’Ella contributes to sustainable urban development in Berlin.

In implementing the project, we are drawing on our many years’ experience in complex building construction and in the realisation of challenging large-scale inner-city projects. The scope of works comprises the turnkey construction of the multifunctional neighbourhood, including the various areas of use and the high standards required in terms of sustainability and building services.
