Campbell Barracks, Building Lot 3
On the site of the former Campbell Barracks in Heidelberg, Ed. Züblin AG, Karlsruhe Division, Mannheim Branch, developed building plots 3 North and 3 South for BPD Immobilienentwicklung GmbH. As part of the urban regeneration project, blocks of flats comprising owner-occupied flats and commercial units were built, along with the associated underground car parks. The two development sites form part of the transformation of the former barracks site into an urban neighbourhood where living and working are seamlessly integrated.
Building Lot 3 South
In March 2021, the Mannheim division was awarded a further contract for Building Lot – Construction Site 3 South. Following the successful completion of Building Lot 3 North, ZÜBLIN took on the turnkey construction of the planned buildings for BPD Immobilienentwicklung GmbH.
Seven blocks of flats, built to the KfW 55 standard, were constructed above a shared underground car park, comprising a total of 41 owner-occupied flats and seven commercial units on the ground floor. The buildings form part of an overall urban development concept that incorporates the historic structure of the former Campbell Barracks and transforms it into a modern neighbourhood. Generous window areas and private outdoor spaces complement the residential buildings. The commercial units on the ground floor link residential and working spaces within the neighbourhood.
Specific requirements for logistics and construction coordination
The start of the Campbell Barracks BF 3 North project in 2020 coincided with the COVID-19 pandemic. In addition to the necessary protective measures, the inner-city location and the immediate proximity to listed existing buildings on the historic barracks site placed particular demands on site logistics and coordination.
With the start of the neighbouring Construction Site 3 South in spring 2021, these challenges increased further. Operations on the two immediately adjacent construction sites had to be coordinated and their schedules aligned.
The ZÜBLIN team relied on a coordinated schedule and construction processes to capitalise on synergies between the two projects. At the same time, the specific conditions of the former barracks site and the adjacent listed buildings had to be taken into account at all times.
87 flats at Campbell Barracks
A total of 15 blocks of flats, comprising 87 owner-occupied flats and 15 commercial units, were built on construction sites 3 North and 3 South.
With the completion of Construction Site 3 North in October 2021 and Construction Site 3 South in spring 2023, two further stages of the neighbourhood development on the Campbell Barracks site were completed.
For ZÜBLIN, these two projects demonstrate both its expertise in turnkey residential construction and its ability to deliver complex building projects under specific logistical and urban planning conditions.
