Beehive House Frankfurt

Ed. Züblin AG has comprehensively revitalised the listed Bienenkorbhaus at Konstablerwache while maintaining operations in the building. The striking high-rise building from 1954 is one of the defining buildings in Frankfurt's city center and has been renovated to modern energy and safety standards.

Bienenkorbhaus Frankfurt – refurbishment of a listed building during ongoing operations

Ed. Züblin AG has comprehensively revitalised the listed Bienenkorbhaus at Konstablerwache while maintaining operations in the building. The striking high-rise dating from 1954 is one of the defining buildings in Frankfurt's city centre and was renovated to modern energy and safety standards.

Challenging refurbishment of a historic high-rise

The 12-storey building was modernised in close consultation with the heritage authorities. The particular challenges included skewed positions and ceiling deformations, which had to be statically compensated for. At the same time, the building remained in use during the construction work – a complex process that required precise planning and a high level of structural expertise.

Redesigned spaces for contemporary use

Modern office spaces and a new dental practice were created as part of the refurbishment. The façade was completely renovated and now meets the latest energy requirements. The entire safety technology was also modernized, including the installation of a high-pressure water mist extinguishing system.

Certified sustainable – DGNB and LEED Gold

The project meets the highest sustainability standards and was completed in accordance with DGNB and LEED GOLD criteria. The revitalisation thus sets a strong example for resource-conserving construction in existing buildings in a central inner-city location. The work was completed on schedule by 31.07.2023.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organisation, the conservation of resources as well as the minimisation of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognised by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • LEAN Construction measures

    One of the central instruments in this project is the digital time control table (dTST). The dTST enables a triad between planning, active control and analysis of all construction processes. Used on the construction site, it aims to complete all services on time, to the planned quality and within the calculated costs.

    The Bienenkorbhaus team relies on this new technology to achieve a stable construction process and efficient construction site management.

  • Concepts for reducing the environmental impact and pollution caused by the construction site

    The project is in a central, inner-city location, so efforts are being made to avoid or reduce the impact of the construction site as much as possible. The concepts for avoiding noise and dust on the construction site are key areas of action. There are also concepts for waste avoidance and an environmentally and resident-oriented logistics concept.
