With the extension to the Esslingen District Office on the banks of the Neckar, ZÜBLIN is setting new standards for circular and sustainable construction.

Circular construction
The new building complex replaces the old district administration office from 1978, which had previously been systematically dismantled. Over 90% of the materials were recycled or reused – a prime example of urban mining. Concrete, metals, plaster and other building materials were separated by type and returned to the material cycle. This consistent conservation of resources continued in the new building: around 61% of the concrete used is made from recycled material, including the floor slab and numerous walls, ceilings and columns.

Cubic building complex
Two polygonal structures form a striking building complex, which presents itself as a horizontal figure of eight in the floor plan - a symbol of connection and continuity. The two parts of the building are functionally linked via a light-flooded foyer and a walkway on the second floor. With around 33,000 m² of net floor space, the new building offers space for 675 modern workstations as well as central facilities such as meeting rooms, a vehicle registration office, a day care center and a canteen. The spatial concept follows a clearly structured three-zone model with public, semi-public and internal areas - flexible, functional and geared towards future requirements.

Sustainability as a guiding principle
The new building meets the KfW Efficiency House Standard 40. Four heat pumps, fed with water from the Neckar, provide heating and cooling via ceiling sails. A photovoltaic system with an output of 481.5 kWp - integrated into the roof and façade – covers up to 85% of the electricity requirements. Cradle-to-cradle-certified products and FSC/PEFC-certified wood were also used in the interior fit-out.

An administrative building with a future
With the new Esslingen district administration building, ZÜBLIN shows what sustainable construction can look like today: resource-conserving, energy-efficient and architecturally sophisticated. A project that not only strengthens the district of Esslingen, but also serves as a model for public building projects.

The project is also aiming for DGNB "Sustainable Construction Site" certification and DGNB Gold building certification.

Selected measures in the project

  • Prefabrication

    The extensive use of all types of prefabricated elements in the factory (precast reinforced concrete elements: columns and beams, semi-precast elements: Slabs, timber and timber composite prefabricated elements: Timber composite slabs, glulam columns) and reinforcement prefabricated in the factory as well as precisely fitting pre-bending, a shorter construction time can be achieved. These prefabricated orders also reduce the amount of waste.

  • Measures to prevent pollution from the construction site

    The project is in a central, inner-city location, so efforts are being made to avoid or reduce the impact of the construction site as much as possible. The concepts for noise and dust avoidance and the protection of soil and groundwater on the construction site are key areas of action. There are also concepts for waste avoidance and an environmentally and resident-oriented logistics concept.

  • Saving resources and reducing emissions through LEAN Construction

    Through the consistent use of process planning, the ongoing construction work is synchronized and adapted to the planning specifications. This enables stable and structured work. This is accompanied by an increase in quality through efficient processes. This prevents waste.
    Another method is the 5S method for order and cleanliness on the construction site.

  • Communication with the local public

    The people of Landwasser have played a decisive role in shaping the center since its construction. Accordingly, there are comprehensive reports on the ongoing work in various places.
