Bornheim family pool

The newly built Bornheim family pool offers the citizens of Frankfurt a central meeting point for leisure, sport and recreation. The sustainable construction method, innovative technology and attractive architecture make it a showcase project for future-oriented pool construction.

With the construction of the new Bornheim family pool, the city of Frankfurt is setting a strong example for contemporary leisure facilities, sustainability and urban quality. The project replaces the outdated Panoramabad and creates a modern facility that is suitable for families as well as school and club sports.

The design was created by the renowned firm 4a Architekten, known for its expertise in pool construction. The architecture impresses with a clear design language and a generous glass front that can be opened up to 15 meters, giving a real "outdoor pool feeling". The bathing level is around 3.50 meters above street level, above which is a sauna landscape with four themed saunas, a steam bath and relaxation areas. A roof terrace complements the wellness facilities and creates an additional quality of stay.

Sustainability played a central role in the planning and execution. The project was realized by ZÜBLIN as a DGNB-certified "sustainable construction site". The entire construction site was powered by green electricity, while digital processes such as coordinated concrete delivery reduced emissions and noise. A photovoltaic system with around 450 modules generates up to 150,000 kWh of electricity per year and saves around 60 tons of CO₂ emissions. In addition, the waste heat from the neighboring ice rink is used via heat pumps, and rainwater is used for toilet flushing and roof greening.

Our services as Ed. Züblin AG included the special civil engineering, the shell construction and the building envelope. The project comprises a water area of approx. 900 m², a gross floor area (GFA) of around 10,500 m² and a gross cubic capacity (GVC) of around 56,000 m³. The construction work was characterized by complex geological conditions: The site contained debris from the Second World War, including a 250-kilo bomb that had to be recovered safely. The foundations were laid using large bored piles in order to transfer the loads into load-bearing soil layers. There were also logistical challenges due to the location on Ratsweg, right next to the ice rink and the fairground, where major events such as the Dippemess are regularly held. Despite these difficulties, the project was successfully implemented.

After completion, the pool became the property of BäderBetriebe Frankfurt GmbH. The Bornheim family pool has created a central location for leisure, sport and recreation for the citizens of Frankfurt.

Certified by the German Sustainable Building Council (DGNB)

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organization, the conservation of resources as well as the minimization of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognized by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • Digital concrete call-off

In order to be able to coordinate the concreting in the best possible way, the call-offs are made using a digital application. The delivery rates can be coordinated with the concrete pump, particularly for large-scale concreting, thus reducing the waiting times of the concrete mixers. Production times are optimized and noise emissions are reduced.

  • Saving resources and reducing emissions through LEAN Construction

As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

  • Prefabrication/reinforced concrete composite columns

These enable rapid assembly thanks to precision-fit production in the factory. Time-consuming formwork work is no longer necessary.

  • Measures to prevent pollution from the construction site

The project is in an inner-city location, so efforts are being made to avoid or reduce the impact of the construction site as much as possible. The concepts for noise and dust avoidance and the protection of soil and groundwater on the construction site are key areas of action. There are also concepts for waste avoidance and an environmentally and resident-oriented logistics concept.
