One Plaza, Düsseldorf

As general contractor, ZÜBLIN is realising a modern, sustainable office complex with a gross floor area of around 46,000 m² – including a two-storey underground car park. The project impresses with its sculptural façade design and holistic planning in accordance with the latest standards for energy efficiency and sustainability.

Modern buildings meet modern working environments at One Plaza

One Plaza is located to the north of Düsseldorf city center on Kennedydamm, a major traffic axis between the city center and the airport, and the free-standing office building has three two-storey foyers, an inner courtyard and several green roof terraces. In addition to the office building, the project also includes a conference area, a fitness area and an underground parking garage.

The city of Düsseldorf initiated a workshop process with public participation in which architects and project managers presented their sustainability concepts on the topics of open space, climate and mobility. The design by architectural firm HPP consists of three building blocks arranged in a triangular formation, which enclose a two-storey inner courtyard. This inner courtyard provides the offices on the upper floors and the conference rooms on the first basement floor with sufficient natural daylight, and the design is characterized by the sloping eaves, which give the building envelope a sculptural effect. The façade panels are slanted and folded, giving the façade dynamism and lightness.

Thanks to the two-storey underground garage, the open spaces of the property can be landscaped. The Düsseldorf division of Ed. Züblin AG was commissioned with the construction of the shell, the extravagant façade shell and the finishing work.

The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organisation, the conservation of resources as well as the minimisation of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognised by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • Ceiling tables

    The use of large-area slab table formwork for the construction of the seven above-ground slabs reduces the formwork work to a minimum. The formwork can be moved directly to its new location immediately after stripping. This reduces intermediate storage and additional transportation.

  • Degree of prefabrication

    By using prefabricated reinforcement and buckets for concreting, the stresses caused by the construction site are avoided or reduced as far as possible.

  • Logistics

    The surrounding construction road on the construction site ensures the flow of traffic and guarantees optimum material distribution on the construction site.

  • Quality assurance of building products used

    The materials and construction products used and installed are tested for conformity in the course of material-ecological construction monitoring.

  • Measures to prevent pollution from the construction site

    The project is located in the immediate vicinity of residential buildings, so the impact of the construction site will be avoided or reduced as far as possible.
