ZÜBLIN builds sustainable office ensemble by Chipperfield.

In Munich-Bogenhausen, TRIDEA is a three-part office ensemble that sets new standards for sustainable construction, modern working environments and urban integration. On an area of around 16,000 square meters, an innovative project with a total of 75,700 m² of office and catering space is being built that will shape the future of the working world. Completion is scheduled for 2028.

The ensemble was designed by renowned architect and Pritzker Prize winner Sir David Chipperfield. With its timber-hybrid construction method and a clear focus on ESG criteria, TRIDEA will become a role model for sustainable architecture. The three building sections not only create flexible office space, but also new public spaces for Munich. Two spacious squares on Denninger Anger harmoniously connect the project with its green surroundings.

Focus on sustainability and innovation

TRIDEA is based on a consistently sustainable construction method and has already been awarded the DGNB Gold pre-certificate. The integration of e-mobility infrastructure, cycling connections and a subway station directly on the site underlines the future-oriented planning. The concept is complemented by restaurants on the first floor, a sky bar in the 100-metre-high tower and a daycare center for BVK employees and external users. The entire ensemble will be barrier-free.

Flexible use and perfect location

BVK will occupy part of the space for its new headquarters, the "HAUSderZUKUNFT". Other tenants will benefit from a unique working atmosphere - whether in the 24-storey high-rise building with panoramic views or in the timber-hybrid block building with roof terrace. The location on Denninger Anger offers perfect public transport connections and a green environment for a high quality of stay.

TRIDEA is a defining landmark for Munich-Bogenhausen that combines ecological responsibility, architectural excellence and flexible working environments.

The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organization, the conservation of resources as well as the minimization of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognized by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • Finished parts

    The extensive use of prefabricated parts (filigree slabs, cavity walls, parapets, columns, beams and stairs) means that a shorter construction time can be achieved. The volume of waste is also reduced thanks to the prefabricated orders.

  • Digital concrete call-off

    In order to be able to coordinate the concreting in the best possible way, the call-offs are made using a digital application. The delivery rates can be coordinated with the concrete pump, particularly for large-scale concreting, thus reducing the waiting times of the concrete mixers. Production times are optimized and noise emissions are reduced.

  • Hybrid timber construction

    A special feature of the project is a timber hybrid construction.

  • Measures to prevent pollution from the construction site

    The project is located in the city center, so the impact of the construction site will be avoided or reduced as much as possible.

  • Energy management in construction

    In order to reduce the transportation of materials to the construction site, the aim is for delivery vehicles to have full loads. Construction residues and waste are separated on the construction site and for disposal.
