Sustainable construction logistics for a green office building

In Frankfurt's Europaviertel, SEED is an office building that rethinks work and sustainability. Around 22,000 m² of flexible multi-space working environments, green façades, light-flooded inner courtyards and spacious roof terraces create a modern working environment. Two underground parking levels with 278 parking spaces, bike stations, restaurants and recreational areas complete the concept. Energy generation through geothermal energy and photovoltaics as well as the use of recycled building materials underline the demand for an ecological construction method.

At ZÜBLIN Baulogistik, we contribute to making this concept a reality with our sustainable construction site organization. Our focus is on efficiently managing material flows, conserving resources and reducing emissions - construction logistics that are in line with the environmental goals of the project.

SEED is thus an office building that shows how modern architecture and environmentally conscious construction logistics can go hand in hand.

The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organization, the conservation of resources as well as the minimization of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognized by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • Synergies with DGNB building certification

    In the Seed construction project, the sustainability efforts are illustrated by the application of both the DGNB NBS and the DGNB building certification. This allows synergies between the two forms of certification to be exploited and the issue of sustainability is considered and taken into account from the initial planning stage through to construction and the subsequent use phase.

  • Digital concrete call-off

    In order to be able to coordinate the concreting in the best possible way, the call-offs are made using a digital application. The delivery rates can be coordinated with the concrete pump, particularly for large-scale concreting, thus reducing the waiting times of the concrete mixers. Production times are optimized and noise emissions are reduced.

  • Saving resources and reducing emissions through LEAN Construction

    As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

  • Information for the neighborhood and the public

    An information container will be positioned at the edge of the construction site to give neighbors and the public an insight into the construction project.
