Premier INN Saarbrücken

With the new Premier Inn Hotel in Saarbrücken, ZÜBLIN is setting an example for modern city hotels and efficient construction processes in urban areas.

As general contractor, ZÜBLIN, Karlsruhe office, was responsible for the complete implementation of the project: from planning to special civil engineering, the shell and finishing work, right through to the technical building equipment. The result is a hotel with around 175 rooms that impresses with its clear architecture, high-quality construction and functional interior design.

Location and urban significance

Thanks to the exposed inner-city location in the immediate vicinity of the Saar embankment promenade and the pedestrian zone, a striking urban accent was created here, which blends harmoniously into the existing cityscape and at the same time offers a modern appearance with a high recognition value.

Project structure and construction method

The building comprises eight floors above ground and a basement with underground parking and technical areas. The 175 guest rooms are efficiently distributed across the floors and are designed for functionality and comfort. The building was constructed under challenging conditions: Limited space, restricted delivery zones and ongoing city traffic required precise logistics planning.
ZÜBLIN relied on tightly synchronized scheduling according to the LEAN principle in order to optimize the construction process. For example, prefabricated bathroom units were used, which enabled quick and smooth assembly. This significantly reduced the construction time. A decisive advantage in such projects.

Architecture and design

The exterior design of the hotel follows a clear, modern design language. The façade combines plaster and clinker elements, which are structured by rhythmically arranged window axes. This calm arrangement lends the building an elegant appearance that is deliberately restrained yet has a high-quality feel.
The concept continues inside: the rooms are compact and efficiently organized, equipped with modern air conditioning technology and high-quality materials. Acoustic comfort was also taken into account. Soundproofing measures were the focus of the planning and execution and ensure a quiet atmosphere despite the central location.
The first floor houses the reception area, an open lobby with bar and lounge as well as a breakfast area, which are designed to be open and inviting. Light-colored materials, clear lines and carefully selected furnishings create a warm, urban atmosphere. The spatial concept is complemented by functional back-of-house areas, modern elevator systems and an economically designed building technology with energy-efficient ventilation, heating and cooling technology.

Sustainability and technical efficiency

A key aim of the project was to reduce operating costs and minimize the environmental impact. To this end, energy-efficient heat pump systems were installed and the existing district heating network was used. In addition, the building envelope was also optimized in terms of energy efficiency, and attention was also paid to conserving resources when selecting the building materials.
At the same time, maintenance and servicing scenarios for the building's technical systems were optimized in close cooperation with the future operator and implemented in terms of both planning and construction.

Conclusion: A showcase project for inner-city hotel construction

With the Premier Inn Saarbrücken, ZÜBLIN has realized a project that is architecturally, technically and organizationally impressive. The hotel strengthens the tourist infrastructure of the state capital of Saarland and offers guests a modern, comfortable stay. At the same time, the construction project demonstrates how sophisticated building construction projects can be implemented efficiently and to a high standard in an urban environment.
