Sonnenhöfe Neu-Schönefeld

In the immediate vicinity of BER Airport, the Sonnenhöfe are a modern urban quarter that intelligently combines living, working and quality of life.

A neighborhood with a future

On over 50,000 square meters, the ensemble offers 559 rental apartments, spacious office and commercial space as well as green inner courtyards with a high quality of stay. Realized on behalf of DIEAG - DIE Immobilien Entwicklungs AG, the project stands for future-oriented urban development, efficient construction and successful integration of urban living spaces.

The Sonnenhöfe project has created a modern urban quarter that intelligently combines living, working and quality of life. In the immediate vicinity of BER airport and the Berlin district of Rudow, an ensemble was created in Neu-Schönefeld on behalf of DIEAG - DIE Immobilien Entwicklungs AG - that is both architecturally and functionally impressive.

An urban quarter on over 50,000 square meters

A total of 18 multi-storey buildings were constructed between 2020 and 2023 on a site area of around 51,000 square meters. The project comprises 559 rental apartments with a total living space of around 38,000 square meters and 13,000 square meters of commercial space. Two underground car parks with 706 parking spaces provide convenient access to the district.

The buildings are grouped around three generously designed inner courtyards, which are green oases with playgrounds and recreational areas that invite people to meet and relax. The architecture was designed by Blumers Architekten from Berlin and is characterized by clear lines, high-quality materials and a harmonious integration into the surroundings.

Living and working in the immediate vicinity

A special feature of the Sonnenhöfe is the combination of residential and office space. Two modern office buildings with a total of 10,730 square meters of usable space are located in the western part of the quarter and also serve as sound insulation for the residential buildings behind them. In addition, smaller commercial units have been integrated into the first floors of some of the residential buildings to promote a lively neighborhood structure.

This mix of living and working not only creates short distances, but also a high quality of stay for residents and users. The Sonnenhöfe are therefore a successful example of future-oriented urban development.

Efficient construction and successful collaboration in the partnering model

Particularly noteworthy is the implementation of the project using the Team Concept partnering model, which enabled close, transparent and solution-oriented collaboration between all parties involved right from the early planning phase. The joint definition of objectives, the early involvement of relevant trades and the open approach to challenges enabled decisions to be made more quickly and processes to be designed efficiently. Team Concept not only promoted a trusting working culture, but also made a significant contribution to the Sonnenhöfe being completed two months ahead of schedule despite pandemic conditions. This project impressively demonstrates how collaboration in a spirit of partnership leads to measurable project success and high construction quality - setting a strong example for future major projects.

A district with charisma

With the Sonnenhöfe, a district has been created that is architecturally impressive and sets a strong example for sustainable and liveable urban development. The combination of living and working environments, the well thought-out open space design and the efficient implementation make the project a role model for future urban developments.
