Südkreuz urban quarter

A modern, urban residential and commercial quarter has been created in Berlin's "Schöneberger Linse" urban development area with the Südkreuz district.

Lots 1 and 2 comprised ten residential buildings with over 660 residential units, including socially subsidized apartments and micro-apartments for students. The ensemble is complemented by lot 3: a six-storey office building with retail space and a direct connection to the shared underground parking garage. The project exemplifies the transformation of Tempelhofer Weg into a lively, mixed-use district.

Stadtquartier Südkreuz - residential and commercial quarter in the "Schöneberger Linse", Berlin

In the Berlin district of Tempelhof-Schöneberg, between Südkreuz station and Schöneberg S-Bahn station, a pioneering urban development project has been created with the Südkreuz urban quarter. As part of the urban development planning, the "Schöneberger Linse" area was developed into a multifunctional quarter that now combines residential, service and retail space. Tempelhofer Weg, the area's central traffic axis, was comprehensively expanded and its infrastructure upgraded as part of the overall development.

The project was divided into three construction phases - Lot 1, Lot 2 and Lot 3 - each comprising different uses and building typologies.

Lot 1 and 2 - Residential building complex with social and student housing

Lots 1 and 2 comprised the turnkey construction of a total of ten residential buildings with a shared underground parking garage and spacious outdoor facilities. On a total area of around 14,600 m², 665 residential units were built, spread over six to seven-storey buildings with a gross floor area of 58,800 m².

Special attention was paid to the social mix:

  • 106 apartments were realized as socially subsidized housing
  • In House F, 213 micro-apartments have been created for students, supplemented by communal areas on the ground floor and basement, which promote student living and enable social interaction
  • House A housed a daycare center on the first floor, which contributes to the family-friendly infrastructure of the neighborhood
  • The other residential units were finished to a uniform "classic style" standard, which guarantees high-quality, modern furnishings

The buildings are embedded in a well thought-out open space concept with green inner courtyards, play and recreation areas and a continuous underground parking garage, which enables efficient development and parking space management.

Lot 3 - Office building with retail and underground parking connection

The residential quarter was supplemented by lot 3, which represents the commercial part of the urban quarter. A six-storey office building with retail space on the first floor and a direct connection to the underground parking garage of the residential buildings in lots 1 and 2 was built here.

The building includes:

  • 13.850 m² gross floor area
  • 39 parking spaces in the underground garage
  • Tenant fit-out of upper floors 1 to 3
  • Basic fit-out of the remaining floors

The structural connection to the underground parking garage of the residential buildings enables efficient use of the infrastructure and strengthens the connection between living and working in the neighborhood. The retail spaces on the first floor contributed to the revitalization of the public space and still provide attractive offers for residents and employees on site.
