Residential complex Atriumquartier Leipzig

With the Atriumquartier Leipzig, the Erfurt and Leipzig divisions of Ed. Züblin AG, Directorate East, have created a modern and liveable residential ensemble on behalf of BUWOG Bauträger GmbH.

New residential complex with commercial space in Atriumquartier

The Atriumquartier is located in Leipzig's Neustadt-Neuschönefeld district, one of the city's most dynamic locations - sustainably built, architecturally sophisticated and harmoniously embedded in the urban environment. With the turnkey construction of eight residential buildings with a total of 259 residential units and seven commercial units, Ed. Züblin AG took over the complete realization of the new building as general contractor. An underground car park with 149 parking spaces completes the ensemble, which extends over a site area of around 8,500 m².

The urban structure follows a perimeter block development that blends harmoniously into the established surroundings and at the same time encloses a quiet, green inner courtyard. The U-shaped layout with a connecting intermediate block divides the courtyard into two areas - an arrangement that promotes quality of stay, light and privacy in equal measure.

Architecture and construction

The eight buildings in the quarter were built using solid construction methods. The load-bearing structure is mainly made of reinforced concrete, while the remaining walls are of masonry construction. Water-impermeable concrete was used due to the high groundwater level in the basement. The underground garage was connected to the existing garage structure of the adjacent building and forms a functional unit with it.

The project also impresses in terms of design with its clear, timeless architecture. The street-side first floor façades were given a high-quality, rear-ventilated natural stone façade. On the upper floors, external thermal insulation composite systems with characteristic broom finish plaster were used, giving the ensemble a modern, handcrafted appearance. The generously dimensioned window areas ensure bright, light-flooded rooms, while balconies, loggias and terraces extend the living space into the open air. Almost every unit has its own outdoor area, which further enhances the quality of living.

Diversity and quality of life in the neighborhood

The apartments range from compact 1-room apartments with around 27 m² to spacious family apartments with up to 155 m². This diversity allows for a heterogeneous resident structure - students, couples and families alike will find a home here. All units follow a uniform fit-out standard that combines high-quality materials and modern furnishings.

Particular attention was paid to the design of the inner courtyard: Green areas, play areas and recreation zones invite people to linger and encourage neighborly interaction. An integrated urban gardening area also offers space for communal gardening and contributes to the overall sustainable concept.

Mobility requirements have also been taken into account in line with the times: In addition to numerous bicycle parking spaces, the underground parking garage has charging facilities for electric vehicles.

Sustainably planned and executed

During the realization of the Atriumquartier, ZÜBLIN placed great emphasis on sustainability in all construction phases. The commitment to environmentally and socially compatible construction was recognized by the German Sustainable Building Council (DGNB) with the "Sustainable Construction Site" award - a sign of the high quality and responsibility that characterizes the project.

The Atriumquartier Leipzig is thus exemplary of contemporary urban development: it combines architectural clarity, functional diversity and ecological responsibility to create a vibrant part of Leipzig that harmoniously combines residential quality and sustainability.

    We mainly use regional companies and suppliers. This reduces transportation and working distances.

  • Quality assurance of building products used

    The materials and construction products used and installed are tested for their EU taxonomy conformity as part of a material-ecological construction monitoring process.

  • (Semi)finished parts

    They enable a fast construction time and a reduction in noise and dust thanks to prefabrication in the prefabrication plant.
