Central Library Cologne

The Cologne Central Library is undergoing extensive refurbishment and will be transformed into a modern, future-proof city library. Ed. Züblin AG is gutting the building down to the reinforced concrete skeleton and renovating it in accordance with current standards - for better energy efficiency, modern building technology and a contemporary interior design.

The central library is centrally located in the city center in the immediate vicinity of Neumarkt and was opened on 21.09.1979.

The construction and technical equipment of the building are typical of the time and show strong deficits compared to the current requirements for fire protection, sound and heat insulation as well as the guidelines for building construction, which are reflected accordingly in the building maintenance and energy consumption of the building. In addition, there are age-related material weaknesses and damage, as well as pollutants in the interior.

The building will be completely refurbished, i.e. in the first step, the building will be gutted down to the reinforced concrete skeleton and then rebuilt in accordance with current standards and regulations.

The refurbishment project is being carried out by Ed. Züblin AG Cologne, Building in Existing Contexts division, and the client is Gebäudewirtschaft Köln.

As the construction project was commissioned prior to the publication of our "Best and Beyond" service offer, the individual steps were not explicitly run through. However, when applied to the negotiation, commissioning and execution process, the individual service steps were carried out in principle.

The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organization, the conservation of resources as well as the minimization of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognized by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • Saving resources and reducing emissions through LEAN Construction

    As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

  • Measures to prevent pollution from the construction site

    The project is in a central, inner-city location, so efforts are being made to avoid or reduce the impact of the construction site as much as possible. The concepts for noise and dust avoidance and the protection of soil and groundwater on the construction site are key areas of action. There are also concepts for waste avoidance and an environmentally and resident-oriented logistics concept.

  • Energy management in construction

    Construction site investigations and comparative considerations for the most energy-efficient project execution possible. For example, selection of a large concrete bucket to reduce the number of lifts.

  • Construction site logistics

    The just-in-time (JiT) concept ensures targeted and timely coordination of material deliveries to the construction site. The construction products are only transported to the right place at the right time and in the right quantity when they are actually needed. This allows both the number of transports to be reduced and the storage of materials on the construction site to be minimized.
