Safranberg Residential Complex

A residential complex consisting of two buildings was built on Safranberg in Ulm.

The construction project comprises the new construction of 2 residential buildings with 5 and 6 storeys, a total of 40 apartments and a shared underground garage. House 1 was built using a timber hybrid construction method, while House 2 was constructed using conventional solid construction and an ETICS façade with clinker brick slips.

House 2 houses a day care facility, a senior citizens' residential community and two outpatient assisted living communities. There are 7 serviced apartments on the 2nd floor, where residents in need can book various optional services through the operator of the day care facility.

Selected measures in the project

  • Special features

    Due to the location of the site, the focus was on precast elements such as reinforced concrete cavity walls, filigree slabs, staircases and prefabricated balconies.
    System formwork and prefabricated reinforcement are also used for additional concreting work. This saves storage space and time and thus minimizes noise and dust pollution as well as traffic restrictions for local residents.
    This is also supported by the use of modern machinery for concrete pumps, compressors, excavators and concrete pumps.

    Electricity and water are metered on the construction site. Most of the construction lighting in the building is provided by LED strip lighting.

    A special feature of the project is a timber hybrid construction in House 1. The load-bearing exterior walls from the first floor upwards are made of LENO cross-laminated timber prefabricated parts, with the ceiling elements being realized with a timber-concrete composite construction. This further minimizes construction time, noise pollution and the CO² balance.
