Lichtblick residential complex
A modern, car-free residential quarter at the southern entrance to Würzburg combines urban living, social diversity and ecological responsibility - recognized as Germany's first sustainable construction site.
In the Sanderau district of Würzburg, a modern residential complex with 153 apartments has been built on the site of the former Bürgerspital residential home. The modern, car-free quarter marks the southern entrance to the city and is located directly at the streetcar terminus.
The complex consists of four buildings with underground parking. Itincludes a striking residential tower around 50 meters high with 16 floors, as well as three additional buildings, each with five floors. A total of 153 apartments have been created, 56 of which are subsidized housing. The apartments are spread over around 11,420 m² of living space with flexible floor plans.
The residential offering is complemented by a daycare center and a bakery on the first floor. The buildings are embedded in a park-like green area,to increase the quality of life for all generations in the interior of the block. Sustainable elements such as a photovoltaic system on one of the roofs and a biodiversity roof, which serves as a habitat for wild bees, beetles and butterflies, underline the ecological aspirations of the project.
With this project, Ed. Züblin AG was the first company to receive an award from the German Sustainable Building Council (DGNB) for the sustainable construction site.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organization, the conservation of resources as well as the minimization of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognized by the German Sustainable Building Council (DGNB).

Finished parts
The extensive use of prefabricated parts (filigree slabs, loggias and stairs) means that a shorter construction time can be achieved. The volume of waste is also reduced thanks to the prefabricated orders.

Saving resources and reducing emissions through LEAN Construction
As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

The project is located in the city center, so the impact of the construction site will be avoided or reduced as much as possible.

Energy management in construction
Construction site investigations and comparative considerations for the most energy-efficient project execution possible. For example, selection of a large concrete bucket to reduce the number of lifts.
