Living near the Baltic Sea: CONCEPT Heikendorf has created 30 barrier-free condominiums in high-quality solid construction - sustainable, modern and comfortable.

Modern living in an attractive location near the Baltic Sea

With the CONCEPT Heikendorf project, Sparda Immobilien GmbH, together with Ed. Züblin AG, is setting another example for innovative and standardized project development. Between October 2022 and April 2024, a high-quality residential ensemble was built in Heikendorf that combines accessibility, energy efficiency and architectural quality.

Living comfort with a view

The project comprises three buildings, each with three storeys and a total of 30 condominiums. The complex is complemented by attractively designed outdoor areas and parking spaces. The location on Stückenberg combines the tranquillity of a natural environment with proximity to Kiel and maritime leisure facilities - an ideal location for modern living.

Sustainable construction and energy efficiency

The project was implemented as part of the CONCEPT approach, a standardized model for planning, awarding contracts and construction. The solid construction with sand-lime bricks, filigree ceilings and waterproof roof construction guarantees stability and durability. All apartments are barrier-free in accordance with §52 LBO SH and meet the KfW 55 energy standard. Heat is generated purely electrically for heating and hot water - a plus for sustainability and low operating costs.

Conclusion: Living with a future

CONCEPT Heikendorf is a residential project that impresses with its attractive location, high-quality construction and energy-efficient fittings. It shows how systematic construction and individual living quality can be successfully combined.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organization, the conservation of resources as well as the minimization of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognized by the German Sustainable Building Council (DGNB).

Selected measures in the project

  • Finished parts

    The use of prefabricated parts (filigree slabs) enables a shorter construction time to be achieved. The volume of waste is also reduced thanks to the prefabricated orders.

  • Saving resources and reducing emissions through LEAN Construction

    As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided.

  • Measures to prevent pollution from the construction site

    Only plane masonry blocks are used for the walls in the shell construction. These are precisely dimensioned and prefabricated, eliminating noise and dust emissions on site, as no adjustments or cutting work is required. This also reduces the amount of waste.
