PURA Residential Complex
With the PURA residential ensemble, Ed. Züblin AG, Subdivision East, has created a modern, sustainable quarter on behalf of LEWO AG that combines sophisticated architecture, innovative energy concepts and an exceptional location on Leipzig's Rosental.
PURA – Turnkey construction of four residential buildings
Between Elstermühlgraben and the Rosental nature reserve, just a few minutes from Leipzig city center, the PURA residential project was built from July 2022 to June 2024. The ensemble comprises four architecturally coordinated urban villas with a total of 78 residential units. The buildings were constructed by Ed. Züblin AG – the Leipzig and Saxony units – as a general contractor on a turnkey basis and handed over to LEWO AG in June 2024.
On a gross floor area of 14,255 m² and a gross volume of 47,099 m³, PURA combines high-quality living spaces, an underground parking garage with 73 parking spaces, spacious ancillary rooms and carefully designed outdoor facilities. The quarter is located on the former site of the St. Trinitatis provost church, whose historic bell tower has been preserved as a striking testimony to the location and embeds the new development in the urban landscape.
Construction with technical standards
Construction work began in July 2022 with the excavation of the construction pit – a phase that required special engineering solutions due to strict water regulations. Groundwater management was limited to a very low drawdown rate and a tight time frame, so a completely new, project-specific concept was developed.
A total of 405 bored piles were installed to secure the foundations of the four structures. The floor slab covers around 3,600 m². The load-bearing structure of the buildings consists of reinforced concrete, supplemented by masonry walls and large, floor-to-ceiling windows that characterise the facades. Particularly striking are the aluminum windows with an area of up to 9 m², which provide light-flooded rooms and open up views of balconies and outdoor areas. The balconies in front with their characteristic perforated sheet metal elements set architectural accents and give the ensemble a modern, light appearance.

Efficient project management and on-time completion
ZÜBLIN used digital cycle control at PURA to coordinate construction processes, clarify interfaces at an early stage and transparently manage construction progress. Thanks to this precise organization, the project was handed over ahead of schedule and ready to use after just 24 months of construction.
A contribution to sustainable urban development
PURA is a high-quality residential ensemble that blends harmoniously into the green surroundings between the Auwald and Elster rivers. The project combines contemporary architecture, ecological responsibility and high quality workmanship – making it a successful example of modern, urban residential quarters in Leipzig.
The project is aiming for DGNB "Sustainable Building Site" certification from the German Sustainable Building Council.

Ed. Züblin AG is pursuing several goals with this project: A sustainable construction site organisation, the conservation of resources as well as the minimisation of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. For this, Ed. Züblin AG was the first company to be recognised by the German Sustainable Building Council (DGNB).

Selected measures in the project

Optimized deep foundation
Thanks to an optimized deep foundation of the underground car park, it is possible to limit the necessary dewatering to a few weeks thanks to the sealed excavation pit. In summary, this leads to lower power consumption for dewatering and a reduction in the impact on the groundwater balance of the city of Leipzig.

Prefabricated construction
Walls in the basement and almost all ceilings are produced in semi-prefabricated construction. This allows the pre-production of components in factories and enables rapid construction and therefore a shorter construction time.

Measures to prevent pollution from the construction site
By using prefabricated reinforcement, buckets for concreting, 90% prefabricated parts and close coordination with the client, the loads from the construction site are avoided or reduced as much as possible.

Energy-saving lighting
Energy-saving LED lights are used on the construction site. Their use for construction site lighting and in the containers conserves resources.
