Heddesheim residential quartet: social housing with aspirations
With the Heddesheim residential quartet, ZÜBLIN shows what social housing can look like today: high-quality, sustainable and efficiently implemented. In just 20 months, modern, barrier-free living space with a strong ecological focus and social added value was created.
In the heart of the "Mitten im Feld II" development area in Heddesheim, Ed. Züblin AG, Karlsruhe Directorate, Mannheim Division, has realized a modern residential quartet together with its long-standing partner BPD Immobilienentwicklung GmbH. The project is an example of what social housing can look like today: high-quality, sustainable and economical.
Construction for quality living
The project comprises four trapezoidal point buildings, each with three storeys and a total of 72 socially subsidized rental apartments. The buildings are grouped around a communal green inner courtyard and offer optimal lighting conditions thanks to their orientation. Among other things, this means that purely north-facing apartments were deliberately avoided. Each apartment has a private outdoor area in the form of a balcony or terrace.
The apartments are designed as two- to four-room apartments and offer an attractive range of housing options for different living situations - from singles to couples and families.
Special attention was paid to accessibility: all first floor apartments were designed to be barrier-free in accordance with the Baden-Württemberg State Building Code (LBO). In addition, six apartments meet the requirements of DIN 18040-2, which makes them particularly suitable for people with limited mobility.
Planned in partnership - built efficiently
In addition to the execution, ZÜBLIN also took on the planning services from service phase 5 (implementation planning) and thus made a significant contribution to the technical implementation and quality assurance of the project.
Construction work began on August 15, 2023 with the excavation of the earth. The individual construction phases were structured and partly carried out in parallel:
- 1.5 months Earthworks
- 8.5 months Shell construction
- 6.5 months Building envelope
- 8 months Interior work
- 2.5 months Preliminary inspections
- 2 weeks of acceptance inspections
The keys were handed over to the buyer, Kommunaler Versorgungsverband Baden-Württemberg (KVBW), in April 2025- ahead of schedule, after a construction period of just 20 months. A strong sign of the efficiency and reliability of ZÜBLIN's project management.
Sustainability as a guiding principle
The Heddesheim residential quartet is not only impressive architecturally, but also ecologically. The buildings are heated using pellet heating and have photovoltaic systems on the roofs. Extensive green roofs and sculpted earthworks in the inner courtyard enable the planting of deep-rooted trees and promote the microclimate.
A special highlight is the basement of all four point blocks as an underground car park with 79 parking spaces, supplemented by 9 above-ground parking spaces and 144 bicycle parking spaces, protected from the weather both outside and in the basement. Each apartment also has a separate storage room in the basement, which further enhances living comfort.
The project was awarded the DGNB "Sustainable Construction Site" certificate for the construction phase. This is further proof of ZÜBLIN's environmentally conscious and resource-conserving implementation.
