At Hugenottenstrasse 19/21 in Bayreuth, HUGO Komfort is a modern, barrier-free residential complex that creates a diverse, intergenerational housing offering.
The complex combines a high level of living comfort with a contemporary, needs-based concept. The project comprises 67 barrier-free residential units, a day care facility on the first floor, an underground garage with 40 parking spaces and generously designed outdoor facilities.
Day care and services for a safe living environment
A basic service includes a 24-hour emergency call, assistance with official matters and the provision of services. Additional services such as outpatient care or domestic support can be added if required.
A day care facility with 24 care places is located on the first floor.
Barrier-free apartments with sophisticated comfort
Access to the underground parking garage is also barrier-free. The parking spaces are wider than average, up to 3.50 meters in some cases. In addition, charging stations for e-bikes and e-wheelchairs are available in the basement, which optimally aligns the residential offer to the needs of older people and e-mobility.
Day care and services for a safe living environment
Residents benefit from a comprehensive basic service, including:
- 24-hour emergency call
- Advice and support with official matters
- Arranging services such as shopping or laundry services
- Organization of cultural and social activities
Additional optional services can also be booked flexibly, such as outpatient care, domestic support or a companion service. This modular concept enables residents to organize their everyday lives largely independently and to seamlessly access professional services as their need for support increases. Another central component of the residential complex is the day care facility on the first floor, which offers 24 care places.
Quality of life through community and infrastructure
In addition to the private living areas, residents have access to communal areas, including a large multi-purpose room for parties, meetings and cultural activities. These rooms promote social interaction and create a lively community.
The surrounding hugo49 district further enhances the quality of life. Short distances to doctors, local amenities, cafés and meeting places make everyday life convenient and enable participation right on the doorstep.
Energy-efficient and sustainable construction
The residential complex was built to the 40 EE energy efficiency house standard and therefore meets high standards of energy efficiency and sustainability. This is complemented by a comprehensive e-mobility offering including charging stations for electric bicycles and fast-charging points for electric cars in the outdoor area.
General contractor services by ZÜBLIN
As the general contractor, ZÜBLIN was responsible for the turnkey realization of the project. The services included all construction and coordination tasks, from the construction of the barrier-free residential complex to the design of the outdoor areas and the work on the underground parking garage.
