From a high-rise telecommunications building to a modern residential tower: ZÜBLIN is transforming the telecommunications site in Constance into 98 high-quality apartments. The project stands for sustainable construction in existing buildings and creates new living space with added value for the city and region.

From telecommunications tower block to sustainable residential tower

With the transformation of the former Telekom telecommunications tower, ZÜBLIN has set a striking example for sustainable construction in existing buildings. The landmark high-rise building in the cityscape of Constance has been transformed into 98 modern apartments with additional commercial space on the first floor - an important contribution to the creation of living space and the urban development of the Lake Constance region.

Added value for the city and region

The project combines the preservation of an identity-forming building structure with new use and contemporary living comfort. The revitalization of the existing building not only reduced the consumption of resources, but also created a new residential and living environment that will strengthen Constance in the long term. The continued operation of the telecommunications technology from the 16th floor upwards also enables intelligent dual use of the high-rise building.

Building in existing structures - complex and efficiently implemented

On behalf of BPD Immobilienentwicklung GmbH, Ed. Züblin AG, Lake Constance division, was responsible for the extended shell of the existing building. The scope of work included conversion and shell construction work. This included new wall and ceiling openings, the structural upgrading of existing structures and the construction of new beams, bulkhead walls and balcony slabs - precisely implemented while sensitive technical areas remained in operation.

New building envelope and high-quality living

A central element of the project was the complete renovation of the building envelope. A curtain-type, rear-ventilated sheet metal façade with mineral insulation was installed, supplemented by a wooden façade in the balcony area. New wood and wood-aluminum window elements contribute to the high energy quality.
The balconies were extensively redesigned: Prefabricated concrete parapets with ceramic clinker bricks set in concrete, sliding glazing, stainless steel barbed railings, drywall partition walls, high-quality plaster surfaces and a wooden floor covering made of mountain larch ensure durable materials and a high level of user comfort. The staggered storey of the 16th floor also features an accessible roof terrace with a renewed façade, roof and roof structure.


ZÜBLIN built a single-storey underground car park in the eastern part of the site, mastering challenging ground conditions with a high level of technical expertise. The targeted use of special foundation engineering measures resulted in a permanently safe and functional structure.

Additional buildings in the area

The project is rounded off by two pavilions and a free-standing, filigree flying roof made of reinforced concrete. These were constructed using in-situ concrete with a characteristic board formwork look on the underside of the roof. Large-format aluminum mullion and transom façades give the pavilions a transparent, modern appearance and blend harmoniously into the overall area.
The Telekomareal Konstanz is a prime example of ZÜBLIN's strength in sustainable, complex construction in existing buildings with tangible added value for the city and the Lake Constance region.
