The modern student residence combines over 1,000 micro-apartments, serviced apartments and a variety of communal areas in a modern, urban living concept with a high quality of life and sustainable construction.

A modern student residence with 1,021 micro-apartments and 137 serviced apartments has been built in Frankfurt's Nordend district. The ensemble is complemented by an accommodation facility, a restaurant, a fitness studio and an underground parking garage with 221 car and 902 bicycle parking spaces. The building complex is located directly on Adickesallee, in the immediate vicinity of the Frankfurt School of Finance & Management, and consists of two L-shaped structures with seven full storeys and a staggered storey on a gross floor area of around 49,500 m².

The micro-apartments are equipped with sanitary facilities, sleeping, sitting and study areas and an integrated kitchenette. The serviced apartments also have air conditioning. Communal areas such as a lounge, event kitchen and lounge areas promote social interaction between residents. The two inner courtyards are a special feature: The "Djungle Yard" with lush greenery and the "Beach Yard" with generous sandy areas – create attractive open spaces with a high quality of stay.

The building is a solid construction with filigree ceilings. The foundations are laid on a 1 m thick base plate with vibrated tamping columns to improve the ground. A total of around 26,200 m³ of concrete and 3,700 tons of steel are being used. A special technical feature is the building services installation via prefabricated bathroom cells and innovative shaft solutions with blown-in mineral wool insulation for fire and noise protection.

Züblin AG is pursuing several goals with this project: A sustainable construction site organisation, the conservation of resources as well as the minimisation of emissions, responsibility for the health and well-being of the builders, the cultivation of good neighbourliness and, of course, high-quality construction. Selected measures in the project

  • Finished parts

    The extensive use of prefabricated parts (filigree ceilings, cavity walls, parapets, columns, beams, stairs and prefabricated bathroom cells) means that a shorter construction time can be achieved. These prefabricated orders also reduce the amount of waste.

  • Saving resources and reducing emissions through LEAN Construction

    As part of the lean approach, a production plan with call-off dates (e.g. insulation) was created. Construction production planning is detailed on a weekly basis and adapted to actual production progress. Changes in the construction process are constantly taken into account and just-in-time deliveries can be better implemented. Repeat orders and new orders due to late changes to the plan are avoided. A digital cycle control system is used for precise process planning.

  • Saving resources and avoiding waste by reusing building materials

    Leftover insulation material from the external thermal insulation composite system is collected centrally on the construction site for subsequent recycling. This saves resources and avoids waste.

  • Energy management in construction

    Construction site investigations and comparative considerations for the most energy-efficient project execution possible. For example, selection of a large concrete bucket to reduce the number of lifts and use of energy-efficient LED lighting.
